Villas and Townhouses for Sale in UAE

Most people start looking at villas the week their apartment starts to feel small. A second child, a parent moving in, a dog that needs a garden. Whatever the reason, the UAE has more choice in family homes now than at any point in the last decade, from compact townhouses at the edge of Dubai to beachfront villas on Saadiyat Island.

The basics

Villa or townhouse: what's the difference?

A townhouse shares one or two walls with neighbouring homes and usually has 2 to 4 bedrooms and a small garden. A villa is a standalone house on its own plot, typically with 3 to 7 bedrooms and room for a private pool. Townhouses cost less to buy and maintain; villas give more privacy and land.

The right choice depends less on budget than people expect. A 4 bedroom townhouse and a 3 bedroom villa can sit at similar prices in the same community. What changes is how you'll live: shared walls and a smaller plot, or more land and more upkeep.

Dubai communities

Villas for sale in Dubai: where to look

Dubai holds most of the UAE's freehold villa stock, and each community has a clear personality. These are the ones our buyers ask about most.

Emaar · Golf

Dubai Hills Estate

Emaar's golf course community sits between Downtown and Dubai Marina, so commutes in either direction are short. It has its own mall, a hospital and several schools inside the gates. 4 bedroom villas for sale in Dubai Hills are among the most searched homes in the city, and resale stock moves fast.

Emaar · Family

Arabian Ranches 3 and The Valley

Both are newer Emaar communities further out on the Al Ain Road side. They're popular with families who want a modern 3 or 4 bedroom townhouse with parks and pools close by, at a lower price than Dubai Hills.

DAMAC · Payment plans

DAMAC Lagoons and DAMAC Hills

DAMAC Lagoons groups its townhouses and villas around themed clusters with swimmable lagoons. DAMAC Hills, the original, is built around the Trump International golf course. Both are known for long developer payment plans.

Majid Al Futtaim · Beach

Tilal Al Ghaf

Majid Al Futtaim's community is built around a lagoon with a sandy beach. It's one of the few places in Dubai where a family can live in a villa and swim at a beach without leaving the community.

Search tip

Family villas with private pool in Dubai

If a private pool is non-negotiable, focus on detached villas in Dubai Hills Estate, Jumeirah Park, Al Furjan, Tilal Al Ghaf and Arabian Ranches 2. Many townhouse communities have shared pools only, so filter for "private pool" rather than "pool" when you search.

Townhouses

Townhouses for sale in Dubai

Townhouses are the most affordable way into villa-style living in Dubai, and they're the easiest homes in the city to rent out. A 3 bedroom townhouse for sale in Dubai is the single most common request we get from first-time buyers.

Good places to start:

  • Town Square (Nshama)Among the lowest entry prices for a 3 bedroom townhouse, close to Al Qudra
  • Arabian Ranches 3Newer homes, strong resale demand
  • DAMAC Hills 2Budget-friendly, with off-plan and ready options
  • Villanova and MudonEstablished family areas near Dubailand
  • The SpringsOlder stock with mature landscaping and lakes, close to Emirates Hills

Before committing, check whether the unit is a middle or end unit. End units get more light, an extra side garden and usually sell for a premium.

Prime addresses

Luxury villas for sale in UAE

At the top end, the UAE competes with London and Monaco for buyers. The addresses that hold value best:

  • Palm JumeirahSignature and Garden Homes villas with private beach access
  • Emirates HillsLarge plots on the Montgomerie golf course, often custom-built
  • Jumeirah Bay IslandA small, private island with beachfront mansions
  • Saadiyat Island, Abu DhabiBeachfront villas near the Louvre Abu Dhabi and the cultural district

Many homes at this level never reach public portals. Lovino Real Estate has access to off-market villas through direct developer and owner relationships, so it's worth asking even if you don't see what you want online.

Beyond Dubai

Abu Dhabi

Villas for sale in Abu Dhabi

Foreign buyers can own freehold property in Abu Dhabi's investment zones, including Saadiyat Island, Yas Island and Al Raha Beach. Yas suits families who want theme parks and golf nearby; Saadiyat is quieter and more upmarket. Prices per square foot are generally below comparable Dubai communities.

Sharjah

Townhouses for sale in Sharjah

Sharjah now allows foreign ownership in designated communities such as Aljada and Tilal City. Townhouses here cost noticeably less than in Dubai, which appeals to families who work in Dubai but can manage the commute. Check the ownership terms for each project, as they vary.

Timing

Off-plan vs ready to move villas

Pay in stages

Off-plan villas for sale in Dubai

Off-plan means buying from the developer before the home is finished. You typically pay 10 to 20 percent upfront and the rest in stages, with some projects stretching payments past handover. Your money goes into a RERA-regulated escrow account, and the sale is registered with the Dubai Land Department through Oqood.

The trade-offs: you can't live in or rent the home until handover, and completion dates can slip. Stick to developers with a delivery record you can check.

Move in now

Ready to move villas for sale in UAE

A ready home lets you see exactly what you're buying, move in within weeks, or start earning rent straight away. Mortgages are simpler on completed property. The catch is that you'll need the full price, or your deposit plus a mortgage, at the point of transfer.

Questions to ask on either route:

  • Who is the developer, and what have they delivered on time?
  • What are the annual service charges per square foot?
  • Is the community fully built, or will construction continue around you?
  • For off-plan, what happens if the handover date moves?

Ownership & costs

Buying a villa in the UAE as a foreigner

Foreign nationals can buy freehold villas and townhouses in designated areas without UAE residency. Budget for these costs on top of the price in Dubai:

  • Dubai Land Department transfer fee4 percent of the price, plus admin fees
  • Agency commissionUsually 2 percent plus VAT on resale
  • Trustee office feeA fixed fee for registering the transfer
  • Mortgage registration0.25 percent of the loan amount, if financing

Banks lend to residents and non-residents, though non-residents usually get a lower loan-to-value. A property worth AED 2 million or more can qualify the owner for a 10-year UAE Golden Visa. Our team checks eligibility for each home before you commit, as rules on mortgaged and off-plan property have specific conditions.

FAQs

Frequently asked questions

Can foreigners buy villas in the UAE?

Yes. Foreign nationals can buy freehold villas and townhouses in designated areas of Dubai, Abu Dhabi, Sharjah and Ras Al Khaimah. You don't need a UAE residence visa to buy, and the title deed is issued in your name.

What is the cheapest area to buy a townhouse in Dubai?

Town Square, DAMAC Hills 2 and parts of Dubailand usually offer the lowest entry prices for 3 bedroom townhouses. Prices change often, so ask us for current figures before you shortlist.

Is a villa or townhouse a better investment in Dubai?

Townhouses usually rent faster and cost less to maintain, which helps net yield. Villas in prime communities tend to see stronger long-term price growth. Your choice depends on whether you want income now or value later.

Can I buy an off-plan villa in Dubai with a payment plan?

Yes. Most developers ask for 10 to 20 percent upfront, then instalments during construction. Some offer post-handover plans that spread the balance over several years after you get the keys.

Do I get a Golden Visa if I buy a villa in the UAE?

A property worth AED 2 million or more can qualify you for a 10-year Golden Visa. Conditions apply to mortgaged and off-plan homes, so check eligibility before you buy.

What are the extra costs when buying a villa in Dubai?

Plan for about 6 to 7 percent on top of the price. That covers the 4 percent DLD transfer fee, agency commission, trustee fees and, if you take a mortgage, registration and bank fees.

Can non-residents get a mortgage for a villa in Dubai?

Yes. Several UAE banks lend to non-residents, usually at a lower loan-to-value than for residents. Expect to need a larger deposit and proof of income from your home country.
